Overview:
This course features the "1908 to Net Zero" project by Deep Green Developments, showcasing a heritage reconstruction that transformed a Vancouver character home into a high-performance, three-dwelling net-zero project. Led by Peter Smith with Barb Silverthorn alongside Todd Best of Best Builders, the session highlights how to leverage the City of Vancouver’s Zero Emissions Building Plan and FSR Exclusion. Participants will explore the Integrated Design Process (IDP) used to overcome the specific challenges of preserving heritage aesthetics while achieving net-zero energy and drastically reducing embodied carbon. The course provides actionable strategies for builders aiming to maximize site potential, increase Floor Space Ratio (FSR), and execute heritage retrofits with densification successfully.

Learning Outcomes: 

- Builders will learn how to navigate the City of Vancouver's Zero Emission Building FSR Exclusion to increase allowable floor area and project viability.
- The course teaches how early Integrated Design Process (IDP) collaboration with the Architect, Energy Advisor, Builder, and Developer and high performance building suppliers streamlines building envelope and mechanical design in complex heritage reconstructions. 
- Attendees will understand strategies for updating a 117-year-old structure to net-zero thermal performance and high airtightness standards without compromising character aesthetics. 
- Finally, builders will learn how to include embodied and operational carbon requirements alongside fully electrified mechanical systems into the projects budget.

Barb Silverthorn, brings extensive experience in government programs, building science education, high performance and low-carbon project execution. Barb specializes in aligning design intent with measurable building performance across Part 9 projects, guiding teams through complex BC Energy and Zero Carbon Step Code compliance with a focus on Net Zero projects . She routinely facilitates Integrated Design Processes (IDP) and Life Cycle Assessments (LCAs) on high-performance projects. A HAVAN Board Director since 2025, Barb is a leading advocate for practical decarbonization strategies that align designers, builders, and trades toward net-zero targets.



Peter Smith | BS, M.Arch | Lead Architect, AIBC Principal Smithcraft Architecture

With 30+ years of experience, Peter has a broad range of architectural design and technical experience that spans commercial, residential, educational, infrastructure and mixed-use projects, of varying scale. He worked in notable architecture firms in Canada and the U.S. before establishing Smithcraft Architecture in Vancouver.
